Cons is obviously liability, so you need a good rental agreement, higher electricity bill and maintenance cost.

Unfortunately that also lowers your return, so you might consider staggering the lower payments and rate (say 6%, then 7%, then back to 8%) over a couple of years.

The problem you're going to run into is Fannie/Freddie doesn't allow second home loans on anything but a single family residence (yes can be condo, townhouse, etc. just not 2-4 unit) so you're automatically thrown into the investment loan world.
