For people who are 100k in debt due to student loans and credit cards, I would recommend to them to religiously follow Ramsey's baby steps.

Once you know what you are looking for and your budget for said property look religiously twice a day minimum to check for new deals that meet your criteria.

My belief in 401k doesn’t perform any assets appreciation much as REI does.
