Make sure if you see anything that is a tenant repair (light bulbs, holes in back of door knobs, light or outlet covers missing, missing shelving in refrigerators, etc,) you send a written letter to the tenant and also the section 8 case manager detailing what the tenant is responsible to do within 30 days of compliance.

(though should someone want that wall open, we can do that by flipping the cabinets, and refrigerator to the opposite wall and reworking kitchen.We like the idea of a butlers pantry too, if a plan allows it.

In the Pacific Northwest the house with no refrigerator would take longer to sell and might be discounted because the vast majority of properties have refrigerators.I tend to think many buyers would appreciate the convenience of not having to worry about a refrigerator.

By the time you factor in refrigeration and storage space for the kegs, you'll see you're only selling beer in hopes your customers will buy something else while they're there.Best of luck.
