Hi @Charlie MacPherson, I don't have a specific private money strategy for you, though I would counsel that once you have a decent proposal/informal deal idea worked out, the next most critical piece will be getting a sit down conversation with yourself, your client, and your client's bankruptcy attorney.

I've come across the website Eliotandme.com and see there MAY be a potential to make more money on my investment as opposed to renting out.If this website is accurate, I'd like to make my first investment property strictly an AirBnb property and in the event legislation changes or some other plan altering event occurs, I can revert back to my original plan and rent it out to tenants.

Contractors spend hours putting together Bid Proposals and it's not fair to them if you waste their time by 'shopping' and price matching with other Contractors.If you 'bid shop' Contractor's numbers you are going to get a bad reputation, and you will have a hard time finding Contractors to bid your projects.Sure, you may save a few dollars upfront, but ultimately you are going to p*ss off a lot of contractors and potentially hurt your business long-term.
