Other ways from what I can see is you want to target FSBO, rentals, and maybe expired listings and propose a subject to, lease to own, or other creative method.

To refinance at conventional low rates you need net income on your IRS taxes in past two years and YTD 2021-or 2022 if you go longer earnings averaged to be less than 43% of all total bills including the proposed payment taxes, insurance and any HOA.

@Leah R Grier So I went and looked at the Beaumont Zoning regulations and to the best of what I read if it’s in a Historical District it says you have to pay a $20 application fee and go before the historic commission and have a public hearing with your proposal of any changes to the structure and plans and color changes, use changes, etc. the same applies to the main building, any changes must be approved by the commission.

I don’t believe the scenario you proposed, which is renters in rooms in the house and you in the in-law, would technically be a legal use of the in-law.It probably wouldn’t matter but in theory if you had any problems with neighbors they could complain to the town and the town could issue a violation and you would have to stop that use.
