That's a rough area Tim......You're going to be dealing with an uphill battle getting quality folks to take on a property like that one.

I agree it is a tough decision, but at the end of the day, this is a business and they should live where they can afford to live, whether that is on your property or elsewhere.That being said, you have every right to improve your property and allow for a better quality of life for someone. 

How fast you can get quality tenants, and how much cash flow they can provide.

The purpose for setting it up as a STR was simply to help defray the cost of owning and maintaining the property, but again we feel that the time we put into it is taking away from our quality of life with our family/kids.We're looking for advice on what to do with the property.

.)- DSCR Loans - typically your best bet if you don't quality (or have "outgrown") conventional or looking to scale a portfolio or diving into more specialized markets. 

As a new real estate investor this is simply too large a project for me to try and tackle, but I know this forum is full of quality investors who care about their tenants and are always looking for a deal!

This is only one of a plethora of issues that make ADU additions typically a poor RE investment.  

Are you claiming that neighborhoodscout is a poor source?  

We dedided to do all the details exceptionally well, make sure we are in the top 10% from a quality, design, renovation standpoint when compared to our competition.

There is very poor response for the rental and many of the homes are lying around for rental for 2+ months.
