We so have a living trust, will, and advance directives (for medical decision), established in January 2020. 

About four years ago, I transitioned all my long-term rentals to short-term and vacation rentals, and it has proven to be the best investment decision I've made.

I have basically 1) rewarded poor tenant behavior 2) tenant has no eviction on their record making it more challenging for a LL to determine that the tenant has been paid before and seeing it worked so well is likely to repeat the same $hit.  

Remember, if you have to carry a gun to collect rent, you made a bad investment decision.
