You qualify as a Real Estate Professional (REP).Keep in mind that the big play is accelerated depreciation to lower your tax burden which in turn increases your cash flow for that year.

I am ready to put some of this knowledge into play and get to work.

Our experience has been that when this happens (we have had this situation at least 4 times) it always plays out the same way, there is some sort of clerical error and we usually have it resolved in 1 -2 months AND they pay the back rent.

But learn enough to get in the game, then make a play and learn from that as well.

This could also be called an 'equity play' where you are just buying the property to get into the real estate game and build equity, as it isn't cash flowing in its current situation (be it because of high interest rate, high RE prices, or whatever).
