After running the numbers, this deal is clearly a value/equity play, not a cash flow play.

Times have changed drastically and you gotta play with real estate in a way that won't get you in a world of hurt.

So if you have need for a liquid emergency fund for your health, I don’t think you should play with that portion by buying properties. 

So, cost and the type of work both play into finding reliable cleaners.

I mean sure, plenty do great in those sec8 pizz-ponds but "affordable housing" is in EPIC demand all over, and there IS far FAR better markets for one to start playing in then that. 

For example, when pha slaps you with a surprise inspection cause their system "forgot" to send a letter and then issues a 24 hr repair notice cause one outlet in the house does not work but they send that notice an hour before they come to reinspect lol, a $7k course is not going to have prepared you how to get an electrician the same day.
