The damage was absolutely insane—it ended up being a complete gut job.

I think the market will pick up in 2025 as a whole but 2024 was a big dud. 

Does the seller have any actual capital tied up in the deal? 

My CPA mentioned that Stessa doesn't have double entry accounting and basically told me that it will work but I'm going to spend a bunch of money every year paying him and his team to make the Stessa reports "double entry financial statements that are required to ensure every item is being captured and the balance sheet, equity & cash balances roll forward each year."

Yep no problem there as long as things line up timing wise.

Its a 12 unit building so lets say 2 persons per unit . 60x2=120 a day per unit 120 x 12 units = 1440 gallons Depending on area lets round it up to an even 2000 gallons .
