I've been cruising the markets, visiting houses, and practicing pulling comparablesI have lots of goals, but my biggest medium term one is building my business to a point where I can quit one (or both) jobs to help keep it going.

Also, if I wait 18 months, then I'll only be able to purchase one property.Mortgage rates are likely to stay low or come down in the medium term and the effects of a recession will not affect property prices materially for years - not in the next 18 months. 

Happy medium is required.  

I know there are light, medium, and heavy figures that you can multiply by the square footage to get a ball park number.

I have done some small vanities with free or cheap pre-fab granite remnants and some medium-sized kitchens with pre-fab granite slabs.

I'm not sure when that will happen but Portland seems like a happy medium for me.

From a marketing point of view, there is no better medium.

Also, is there a particular medium I should focus on primarily for my education (just starting out remember)?

Medium term, we are thinking of having both in our portfolios--we haven't fleshed out long term more than what I've mentioned above.I've read the free intro pamphlet on this site and I've put many of the recommended reading by Bigger Pockets on my amazon wishlist.
