I spend about 10 hours per day (7 days a week) on the Internet because of a medical problem and not being able to walk.  

He said that he lives so frugal now and has always, the investing he did was just to make sure that if anything ever came up with needing to pay for something he would be able to pay for it (i.e. medical bills, car bills, or anything else).

I acquired over 100k in medical bills debt which if the disease didn't killme the debt would have had it not been for real estate.

In my case, this summer I will have a credit score nearing 700 (650 right now), Debt to Income ratio around 40%, 11.5k in available credit (over 5-6 different accounts) with less than 9% utilization, no accounts in collection, one old public record for a medical bill.

Since I am medically recovering and not working I read about 2 books a week and spend about 10 hours a day learning on the internet (7 days a week). 

In many cases the property will be sold off to create cash for the estate or to pay bills, usually end of life medical.

I found BP about 18 months ago while medically recovering.  

As for seller financed notes the good news is Dodd Frank is being deregulated and as for institutional notes it's a supply & demand equation with a big factor being jobs & economic growth, but there's always people defaulting due to job loss, divorce and medical.
