Then finding someone willing to lend 100% of your rehab and holding costs in second position - just not very likely and if they are willing, then you should not take the loan as you are playing with inexperience which is dangerous for both sides.That said, there are ways to fund 100% but it takes creativity, one heck of a good deal spread, and a borrower with, at minimum, some education in the arena along with some skill sets and serious savvy.

You will not only make better then most $$$ net net after 24+ months (not spread sheet performance) with low to no turn over and fixing expenses, but you will have low compeitition for buying good houses.

A lot of times by taking a two-bedroom and finding a way to chop a big bedroom in half and making it a three bedroom by adding a half or a full bath, or by converting a sunroom into another bedroom or more living space, you can make that property more valuable to give you an equity spread.

Cash flow would spread that out over a certain period.For yourself, it depends on how much cash you want to offer.As an example, if the owner is open to suggestions, you could offer 10%-20% down with 6% amortized over 30 years with a balloon payment at year 5.
