Would this still be a good 1st deal to get the ball rolling or should I pull the plug and loose out on the $1,500 already invested? 

I had hoped to begin wholesaling properties to save for my first rental property, however, the assignment of contracts is heavily regulated in my state (Ohio).My question is:If I wholesale virtually (out-of-state), am I still bound by Ohio law regarding real estate and wholesaling or am I solely bound by the laws of the state in which the property is located?

I would as far as what to be aware of, when you purchase a property with existing tenants you are bound to the existing lease conditions until their leases expire. 

Generally speaking, once the tenant looses in court they leave for us. 

The loose idea is cash flow and rental properties.

You don't want loose ends out there that could come back to bite you.
