wholesaling is difficult, and the best wholesalers spend tens of thousands of dollars on marketing to generate large numbers of leads, because so few leads are actually going to close.i did a little bit and we'd convert about 1 out of 80 leads.now, do you need a huge marketing budget? 

So I'm netting thousands of dollars of cash flow per month after expenses.

It seems so promising to take this leap as it feels like it’ll save the $5k cost to sign up in the first year, but without this being my expertise I literally have no idea.

I've managed probably a couple thousand tenants over the past 8 years and I know how different people can be and how to be with different people. 

It could take you six months to a year to get them out and/or tens of thousands of dollars to do a cash for keys agreement (basically give the tenant money to leave).
