I brought my nephew with me for about 12 of my trips last year and I am much more limited this year, but I have been pretty much running the shadow management(managing the PMs as my co-assistant with another gal) on about 3 of our STRs and 2 of our LTRs so he has his hands full.

I believe the best solution is for her to simply use the existing heater properly by keeping it on 24/7, as intended. ( which we already told her last year she has to keep her heat 24/7, and she say no way)Additionally, she habitually pays rent late.

thats 4200 in lost rent at 100 a month it will take you 42 months to get that money back.. and if you keep waiting it just gets worse.. price your rental to be the BEST priced one on the block the first one to get occupied not the last. this is were competition for rentals can bring rents DOWN and does. do the math..
