I am looking to expand my business and wondering what marketing tools others have used to grow there portfolios?

Many camps will counter to power of leverage and they are right, if used properly and under the right market conditions it is a powerful tool.

There are many out there now and I have been looking for a tool that would help me compare a few of them side by side based on criteria given by the syndicator and my initial investment amount.

DSCR is a great tool to use when you are self-employed or you want to avoid using personal or business income to qualify.

I would recommend at least networking with 100-300 people via forums and/or zooms before you drop any money on anything (books are the exception, get plenty of those if that works for you as a learning tool).

It could be worth considering a shot at an actual software solution built for DIY landlords (1 - 15 units); one that helps you to automate your own rental process (ie. compared to other tools, one that helps you to actually get it listed on 10+ major listing sites, allows you to schedule showings, provides you with super thorough tenant screening options, online digital leases which can be customized and help you by breaking out those fees, automated maintenance tracking, and fast rent collection which also offers your tenants the ability to report their positive on-time payments to the major credit bureaus; just another positive reinforcement/added incentive to get them to make those payments on time).

With the proper compliance awareness and support, it's a very powerful financial tool.

Touting tools, resources, even sooo many leads, I asked a few of the so-called master level brokers in attendance how it was working for them to find none I spoke to had actually succeeded at making it work.
