Attend local builder associations or networking events, and focus on small contractors or businesses without in-house permit expertise.Highlight how you save time and ensure compliance—it’s a big value-add.

If it is a duplex then I comp it like a house with an ADU.

PS; I house-hacked with my brother for 2 years. 

I a new investor  who self-manages my property and need some advice.Currently, when there are plumbing issues, I have a plumbing company come to the house and I have to meet them there.

Seems to be decent on Airbnb with the guest house/ADU units with all the hospitals nearby.

There’s an obvious housing shortage here in SoCal.
