I would probably not want to try to rent out apartments smaller than 600 SF in my market, and in a new building tenants would expect 2Br 2Ba, central heat & air, dishwasher, w/d hookup in the unit, and elevators beyond 2 floors.

I guess in FL you would usually see them on the top (a/c is better on the top, heat better on the bottom).

By the time he started having problems receiving rent, there was 20+ crackheads living there, all utilities were off due to non-payment, except the water, which the tenant manually shut off himself after a pipe busted from having no heat in the house...not to mention sewage backed up and the entire property completely trashed!

It is installed and the place looks great.Given you are in a snow area, the tile may not be a good choice as tile doesn't self heat
