It would not have been a big deal if they were to have notified us before they sent their handyman to the hardware store and charged us $55 labor + materials (1 wood post/1 plastic mailbox) to put a new mailbox in the already existing hole. 2.

They could also be fed with something more modern, like armored cable (BX) or nonmetallic cable (Romex) with no ground.It also happens that a 2-prong outlet breaks and somebody goes to the hardware store. 

Kitchen cabinets had trim, paint and nickel hardware added.

I plan on renovating to the extent of swapping carpets out with hardwood vinyl tile throughout, painting the cabinetry and installing hardware, installing a new solid countertop, and repainting the house's trim and walls. 

Do some cosmetic upgrades (paint, countertops, cabinet hardware, appliances, flooring - if allowed - see governing documents, lighting, etc.) to attract quality tenants, command market or above market rents, gain appreciation; 5.

Patch over the rot,  remove hardware that locks window and bolt them shut so it looks like a window not meant to open rather thanba broken window. 

Stay away from the “guru” sales-pitch events - they rarely increase your investment knowledge, they merely empty your wallet!
