The DSCR ratio is calculated by taking the rental amount (either from a lease or the 1007 page of an appraisal) divided by the new monthly PITI mortgage.

Fixed income...would container village actually be a cheaper proposition vs lets say a senior living 3-4 story apartment building for the same number of units? 

Those factors are more critical in a fix-and-flip scenario where you’re focused on resale to an end buyer.

Often times when a builder/buyer moves too fast, or is too busy and overlooks a key piece of due diligence, the unethical ones will try the "scorched earth" method and blame everyone but themselves, even when they know it was their own mistake, and they'll see if they can scare you, the seller, the title company et al into paying damages/fixing their problem. 

This is only good for 1 year and only applies to fix and flip.

I once bought a house that was so terrible of cat piss that you virtually couldn't go in without a respirator and I thought I'd have to tear out the subfloors to fix.
