One possibility is building a duplex in Peoria, while it's not the best rental market, getting a duplex at a possibly much cheaper price than market value is extremely appealing.

From the neighbors reaction, you would have thought we were building a garbage dump on those locations. 

Personally, my favorite way of sourcing deals is building relationships with brokers and nurturing those relationships by checking in consistently.

As a VA, you’d want to build on that by getting familiar with tools that real estate professionals use.

I would factor in 6-10% for property management.i have worked in property management for 3 years before and through the pandemic, and I have been seriously searching for property to invest in for about two years.

Developers will not be able to get these bonus building permits without providing such TDR credits.  

Points I can roll into the cost and don't mind a buy down if necessary.My primary concern is the bleed rate monthly for the build, Airbnb stabilization and the year after while we season it and prep for final financing for long term hold.

Can't say what's hardest, too many moving parts but take care of your tenants and build that goodwill, pays off in spades.
