Monthly cash flow $210.If tenant exercises the option at the end of the 4 year option agreement, estimated profit will be 72k split between my daughter and me.I did a similar deal with my son in the same neighborhood as the house with my daughter.Total profit with him at the end of the 4 years is estimated to be 59k with 24k left into the property.

Cash flow is what you see in the bank, and depreciation is a paper exercise.

The llcs through an LLC seems a theoretic exercise.

But if someone out there has a lot of cash that isn't yielding them a return at all, and they exercise capitalism upon something they are willing to earn a smaller profit on than the local investors, that's a good buy for them where they can be competitive!

Are you going to agree to do some major repairs, so that if you don't exercise your option, I get back a better complex then I leased to you?

Some will disappear after 4/15 but this will be a good exercise for planning 2019.  

I would call it a "walk-thru bedroom", but also indicate it could be used as a flex space/home office/exercise room etc.
