@Jay Hinrichsand everyone; I have  never endorsed anyone on BP, not that my 3 pounds of influence would count for anything, but I just haven't as I feel my reputation would be "on the line" in doing so, there are "liabilities" that go along with endorsements.But, I will say that I'm beyond impressed with  @Ken Rishel  and his organization.

You'd think that with such a vast audience, with all the people who take advice from this site every day, who make successful connections and deals, and who are active here that there would be many more videos and blogs about BP; I hope that the new influence points give people a reason to make that happen and I hope that I am swamped with work keeping up with it because there's no stronger endorsement than a review or someone telling others how to use the site for their own success.

One way to avoid a Mechanics Lien in PA is to create a Waiver of Mechanics Lien endorsed by both owner and contractor and have it filed in the respective County Prothonotary.

If that clause is active due to the amount of time the property has been vacant find out what coverage is reduced, if you can have the policy endorsed to get that coverage back (may cause a rate increase) or if you should purchase a vacant dwelling policy for the property.
