I have put in numerous offers and am continuing to look at them simultaneously.Find a way to market and catch these kind of deals prior to them getting to the default stage... then you can make deals out of them by doing sub-to.

Would recommend your going through all the forums to familiarize yourself with some of the U.S. investing avenues.I wouldn't recommend soliciting at this stage until you know more about investing here.

I closed my first multifamily syndicated purchase this week (24 unit, 7 yr old high quality condos in Des Moines),but, my second deal fell through because the largest investor pulled out at a late stage and I didn't have a backup investor so couldn't get to closing.

I have done the traditional: list on MLS, Craigslist, send listing to other agents with recent sales, the home is staged and really nice in nice neighborhood, have not had many showings.

It seems a key component is selling your personal residence for 399k.From the pictures it is clear you need to declutter and take personal pictures and items out of there.When the property is staged you are sending the message that you have mentally moved out of the house.If you have a bunch of stuff there it will seem to a buyer you have it listed but are not ready to move on.Also the buyer will have a hard time envisioning themselves and their memories there and will be focused and amused by your STUFF.What are the recent SOLDS for the area?
