Yes, you may be required to make some reasonable accommodation but if it's the type of shower I'm picturing they appeal to the elderly and nobody else.

You are correct - if she lived and owned the home for the last 2 years - she is eligible to exclude $250,000 of gain from the sale of her home.I am not to familiar with financing for the elderly...but if she does not make a lot of money; she might not be able to find a bank that will do a cash-out-refi.Does she earn money from a retirement account(401K, IRA, etc) and social security?

The owner is elderly and has intimated to a few folks that she might be willing to sell the building if the buyers approach her properly (lawyers and such).It's vacant due to a structural concern vacate order by the city, so it needs repair.

I would also look for a unit which is a little tired (i.e elderly owner or estate) which you can obtain at a discount to the market and clean it up yourself to rent ... lowering your cost basis in the process.You might consider skipping the second condominium and proceeding directly to a duplex/triplex/quadraplex.
