I would connect with some local realtors and have them produce reports for you with some data out of the MLS . the filters are super efficient 

@Juan Zamora Typical DSCR loans use long term rental leases or appraised market rents to qualifySTR loans use in place (if ST rented for 12 months) OR market data from Airdna, local STR operators and the like, to qualify the income. 

You'll want to make sure the provider you are using has up to date data.

Just got the fresh MLS data for May 2024 for the Milwaukee metro area:- median price for the metro area is now 341k, up 8.1% YTD- we have a chronic rental shortage, rents are up 4.6%- inventory is up a whopping 57% from last yearTake inventory with a grain of salt, because we had almost nothing last year, so 57% more is still not much.

That data appears to be tracked and are pretty terrible.

Definitely have learned that methodology.
