The only concern I would have is that it was originally an ALF but was converted into apartments so that suggests that the market could not support the business as running an ALF can be costly.

If you elect to convert gross leases to NNN leases, you'll most likely need to reduce the rate so it is equivalent (or maybe slightly above) the amount the tenants currently pay.Before you walk down this road, make sure the commercial units are separately metered.

If you waited around for years between inspections In a c or d class neighborhood you’d likely be in for a rude awakening when you opened the door to your place only to find it has been converted into a crack house with graffiti on the wall and a basement with two foot of standing water in it .
