We eventually did a commercial consolidation loan merging 5 smaller loans into one bigger commercial loan with a much lower interest rate (went from 5.25% on average down to 4.1%)… but commercial loans only stay locked for 5 years and then reset to the current interest rate based on prime plus some percentage.

The principles went to a conference where Sam Zell was speaking in 1993 or 94, and Sam's entire speech was about the consolidation of the industry and how the small players were getting eaten up because they didn't have the access to the deals or capital.

Most people do not do a cash out refinance because of the lower rate on the first but 85% of people who take out a heloc refinance and consolidate it into their mortgage within 3-5 years.If you only plan to take out $10-$15K it might be better as a heloc but usually over that is better suited over 30 years on an average fixed rate.

After selling RE for 10 years or so ( specializing in land and land development) I mentored with a HML in Oakland and ended up Running the company and an equity stake.. 89 hit ( earth quake War ) and Norther Ca RE went into the toilet.. had to pivot.. got into Timber and land in Oregon and did that through the 90s Loved that bizz until log market soften a bunch and a lot of consolidated mills etc and the business for us kind of died down..
