(Food for thought)10% for Cap Ex & 5% for maintenance sounds fair and consistent with many BP suggestions.If it is value add and you do renovations, then hopefully your place will be "like new" and won't have many of those repairs/maintenance/cap ex issues early on.

This way, the seller gets 87k in hand, won't pay nearly as much taxes up front on a huge cash sale, will still be generating about the same amount of income as he is today, consistently for 20 years without the headache of managing it or insuring it.

Maybe a strongly worded letter may do the trick.The court concluded its opinion with this caveat:Finally, we note that the trial court determined below that the position of the camera was not dispositive and that the dispositive issue was what footage the camera was capable of capturing.
