To add to @Patrick Roberts post - this loan type will require you to qualify with income and liabilities = DTI ratio, which will include the rents you pay to your NV home.

Often these are wholesalers posting crap properties, but you can start reaching out to people to connect for coffee or lunch.  

Many make the mistake of focusing solely on the acquisition and think that is the key to success but the post-acquisition part of being an investor is equally as important and it is NOT intuitive, especially in Philly.
