We are now on the downside of the subprime defaults and now we have yet to see the peak of prime loan defaults which is a much larger pool.Frankly, I think the shadow inventory, real or not, will have little effect since lenders are foreclosing at a fairly even pace.

They took on too much and eventually the foundation crumbled.That's what happens when you have hundreds of projects you are doing all at once instead of taking it at a slow and steady pace.

I think I will continue to acquire at an aggressive pace straigth through the winter, i am hoping to see a decline in buyers, especially on the rental side and maybe even pick up some even better deals, even if it takes an extra month or two to rent, ill be just fine with the carrying costs.

You did not stop completely (that is what my mother did), you just slowed down from the torrid pace you used initially - and now you're back at it with a bit more energy.
