I thought it would depend on bank appetite but I've heard back that vacancy isn't an issue so long as the property is self sustaining as is.I think there's a fine line between filling an open spot and resurrecting a dying center though.

if you're looking for high-cashflow areas, for LTRs, the midwest seems to be the place to be. but if you're doing MTR or STR strategies, the shenandoah area might be the next hot spot for mountainous STR markets. wholesaling is a ton of work up front & i feel like a smaller % of people succeed in it, vs the larger % of people who succeed with actually buying rental properties.

NOT in any way saying you are.. but you get the point I am sure.. your tenants are your life blood so keeping them happy is more important than letting buyers who are not even in contract into the houses just to look around not like it and not buy it.If the home is vacant I suspect they are Leary of squatters and thieves and or they have been burned by wholesalers and their lies about having their partner look at the house.. which is really not their partner but is potential buyers.. very slimy how they do that.

Unfortunately STR mixed with homeowners and families don't work well together, even in rural areas.Outside of the destination type spots for AirBNBs, I do have a few that are in very, very good areas of their respective cities.

My biggest concerns are 1) the property is not exactly walking distance to the beach, and 2) the area looks a little crummy in spots with some trailers.
