That said I could see a strategy where you open single nights closer to the date, but even then I would only do them for weekdays.

Growing a portfolio by X doors per year isn't always a good strategy.

Anyone else have any thoughts on lease options as for  as the strategy that investors use on the purchase side?

I didn't think it is necessarily a bad thing, just is more of a sales strategy than anything else.why do you think that the concept of investing in real estate with 0 money is an "idea" instead of a real thing.
