Are your priorities(in order) and your daily actions aligned and where can you improve?

You need to be aligned in so many ways with your partner to make it work over the decades.

However, it comes with a laundry list of cons that may not align with any other goals you may have.You'll want to consult your tax professional and attorney before you take action. 

You may want to join your local real estate meet up groups and start to align yourself with the right professionals(real estate agent, wholesaler, contractors, etc.) who can guide you along.

I have aligned myself with some important organizations like a third party inspection company to ensure the safety of the houses, and the Tiny Home Industry Association.

I want to give local CPAs the business if there is one out there that aligns with my goals and is taking on clients.

I have yet to make my first deal but am excited to continue learning, meet new people doing the same things, and eventually the stars will align to buy my first rental. 

By others I mean people and entities with aligned interests (like keeping their clients local.)

To answer the question, I think recognizing where your knowledge, skills, and abilities best align and focusing your efforts there is the lynch pin of being a successful investor.
