Every hubby on the planet will boast they make the decisions come and waste your time go home only to have the wife tell them they are not doing that.. so that happens a few times when your a young agent like I was you soon learn its a waste of time to show one leg of a two legged deal property.. 

However, just wondering for those like me looking at a more conservative risk return profile, have you in the past took a “flyer” on a higher risk/ultra high potential return deal?

They also were using ultra aggressive proforma numbers thinking that the covid rent increases and appreciation numbers would continue. 

The Huntsville market does indeed boast a dynamic and rapidly growing landscape.

I priced an ultra conforming loan this morning that was near 6.25%+/- on a 30 year fixed and 5.5% on a 15-20 year term.

Petersburg and Clearwater along with numerous other beachside communities that are all mingled together, have boasted strong growth for the past few years, and honestly, there does not seem to be any cooling of this effect in the near future.
