Could just be a bias because I don't live in that area but I see clients wanting to move North towards Bountiful, Farmington, Layton, and Syracuse because you can get a better lot with a newer home in these areas comparatively to established areas in SLC.

Many times the significant down payment negatively impacts the rate of return the investors get since the project is not effectively utilizing leverage for a better ROI.What further concerns me and I have seen far too many times is that with so many chiefs, it only takes a few to screw up this deal.
