Thinking of swapping to QuickBooks.Keep in mind we are a small time operation an I do a lot of the hands on work my self 🛠️🛠️🛠️.

--I could make a laundry list of surprises, but the biggest of which included: New Septic tank required ($5500 job) Entire new plumbing required (100% new plumbing for about $3400), electrical panel needed to be replaced & grounded ($2800 job), gas line for furnace needed replacing (roughly $800), flooring beneath bathroom needed replacing (we swapped a built in shower/tub for a fiberglass insert to save $)Lesson Learned: If something doesn't look right, it probably isn't.

You can get the feel for most of the functionality with the exception of taking rent payments (unless you want to charge yourself $1) and can make a hands-on decision without swapping your tenants around between systems.

I've heard people talk about the water expenses that the tenant uses up, swapping out the broken refrigerator for a used one instead of new, etc... but won't you get that all back in taxes?

Let's swap words around a bit and see if you think the same way. 

This saves so much time, and prevents you from paying for properties you've sold, or reminds you to swap properties to occupied, etc.
