Does anyone have a recommendation for institutions that will refinance a rental property under a LLC, for a fixed rate, 25-30yr term?

One of the things I don't necessarily like about it is that I would need to trust that the current owner makes his monthly payment unless the agreement would state I remit the payment to the financial institution.

MA state law allows growing plants in cases of medical hardship for a patient's needs. 

If they're concerned I'll lose some or all of the account value at the same time as I default on the loan, they could roll the contribution money into an identical account at their institution where the only investment option is cash (or whatever they consider safe enough).

The landlords tried the lease option route but it didn't work.One of the huge institutional investors had a lot of homes in the area so they took the HOA to court. 

With this last storm to hit Massachusetts, my owner occupied 2 family rental took some damage.  

I feel there is anyone in the Massachusetts area looking for a partnership I’d love to meet up sometime to see if we could develope a successful partnership.Also, if there is a local meet up that may lend itself to networking with rehabbers please inform me as I have not yet been to a meet up and not sure if that is allowed at all meet ups?
