The vibrant downtown and cultural opportunities will continue to draw in residents from across the distressed state, and the metro area’s population continues to climb at a level that surpasses the national index.Areas like Olde Towne East and Franklinton continue gentrifying, and the arrival of Columbus Crew’s new stadium will likely further boost demand for downtown apartments.

I encourage you to meet with others here in the Charlotte area that have already or are currently flipping and get more details from them.I host a monthly meetup of Charlotte area investors (1st Tuesday of each month @ Resident Culture Brewery), but there are lots of different meetups available. 

You could possibly do something Irish/beer-related for St Patrick's Day, sell/shoot fireworks around New Years, etc., host an Oktoberfest party in September...

We need to change as a culture our belief about flooding and if you are in a state or area that has a bunch of water, X flood zone does not mean safe.

I see this all the time when people talk about how they want to aquire x amount of doors or they're saving % for vacancy etc...I like my W-2 and I took a pay cut to go to one where more important then the work I just clicked with the culture and team.
