They have placed a stipulation on their listings, and I quote "Seller will not allow interior access until an accepted offer is in place."

Just closed on a C5 zoned property in Colorado Springs on a major street less than a mile from downtown (currently going through growth explosion) and 1 mi to Old Colorado City hub (very popular tourist destination), and a 1200 sq ft commercial workshop(detached) that I can build out a second (interior floor).

HOA contract says owners responsible for interior and association for exterior.

I plan on adding a bedroom to my 2bd/1ba until by converting the shared laundry room that the unit has interior acces to.

If ANY personal items of the resident are left behind,  either a signed declaration from former resident that they have moved out and release any claim all remaining items - enumerate any large or potentially valuable items - (get it notarized or ensure signed with witnesses present)  or preferably,  ensure property is completely empty, interior and exterior,  of resident belongings.    

I would have the tenant close all interior doors to try and get an idea as to where they're coming in from (the room with the most flies is likely the fly entrance).

Interior finish will have 1 office and 2 bathrooms for my business encompassing 16k sq ft.
