Many locals are being "priced out of paradise".Our area of the market seems to be a little different that the rest of the states that I read about...so I'm trying to learn what I can see how that may fit into the Hawaii market.Thank you to all and especially BP for having a vehicle for us to use to help us make better decisions.My apologies...I fat fingered "Newbie" on my heading and can't change it :-).BJ

Of all these properties, Iāve seen two in real life before purchasing.Slight difference, he's a wholesaler:1) Has no clue of the mystery true buyer will give him a fat check or not beyond his own say-so.2) Has $0 dollars tied in escrow so no loyalty to the deal, which I think is immoral to make the seller take all the risk in reliance3) Thinks he's screwing over the seller at a low price.

I constantly crunch the numbers almost monthly to see how much money I am making when including the amazing increase in the property's value each time I raise the rent and I do my math over and over so that I am excited and I can do the math in my head.So, when the tenant spit in my face my mathematical mind went into overdrive and this irate tenants idiotic move that resulted in an eviction just earned me a big fat paycheck.

Probably Iowa area as aĀ preference, as they don't block muni networks, so really smallĀ cities there can build out fat pipes to the internet to attract telecommuters that need lots of bandwidth, but want small town population density, and short drive to 3 larger cities if you want to still have the occasional city experiences.
