To borrow from a favorite Baseball movie of mine, "If you build it, they will come".My advice is to show up on a regular basis to every meetup you can find in your area.

I will probably close on #9 (already has a tenant) and #10 (in my favorite area) before I get #8 finished and leased up.

My favorite methods of finding owners who will sell that way, are by looking at the for rent ads and asking if they will sell; I also track expired listings through an agent friend and pitch them on a full price deal but on my terms.
