I was CFP® in my past life so i wasn't too unfamiliar with taxes but knowing how much there is to miss I know the wise decision is to get help in 2018.

If the actual amount is 3%, guess what, you made more cash that year.You would be wise to stay conservative when analyzing these deals.  

its crazy for sure but here in the NW its very difficult to make any kind of RE work out numbers wise. 

as a foreigner you will find it next to impossible to get a loan.. so that's the first thing.second is you must be very careful.. there is a ton of fraud goes on selling US properties to foreigners.. choose wisely mate..

These are just some practical questions in addition to the wise "temperament and personality" issues mentioned above.  

I am very good with my money budgeting wise and I don't spend money beside on essentials. 

you can sell the one you lived in and pay no tax.. as it was owner occ that's appealing. other wise its really personal decision and you will get 17 different opinions on what to do on this site that's for sure. :)ya we sure hate that gambling for appreciation.. but some folks have to live with it.. good job.
