Refi to a new loan that either matches the cash flow or pays if off more quickly. 

I suggest you focus on your Step 1 so you'll get matched into a good residency program and then you can pay down your 400k debt :]

I currenty just save in savings account that compounds at 1.8 percent and dump 15% of income into 401k plus a 5% match from employer .

They expect a smart borrower to shop around and compare terms, ask one lender if they'll match or beat another.

Would like a duplex or tri or quad if the number match.

In the event that they can sell recreational marijuana in the future, it may increase a different kind of traffic, but I wouldn't worry about crime as much as other tenants in the center not being a good match if it's not free standing. 

I've seen MLS listings where the work looks shoddy, or aesthetically the design is just a disaster (e.g. everything must've been on closeout, so who cares that it doesn't match or coordinate in any way).

I leave in Seattle area and the kind of deals I can afford don't match the prices here.

Sometimes the patching for me didn't exactly match the original finish.I agree with the posters here who are suggesting to try removing the mold and spot patch and refinish, especially since white subway-similar tile is popular at this time.  

Most of the investors I work with shoot for $150-$200 a door, so you make that much with a property matches up and you're getting to cut living expenses for a year.
