That 500/m loss does not include reassessed property taxes, vacancy, property management, maintenance and reserves  - so it will be an even bigger loss.A tax professional can assist you with your tax strategy and then you can work from there to identify the strategy to deploy. 

She may be better off selling the house and getting rental assistance on an apartment or rental house that they can continue to co-habitate in.

Since it sounds like you are working without a real estate agent, I would contact a lawyer to review the contract and help you notify the seller's side correctly to terminate the contract and release the EMD.
