I walked into my lawyer's office expecting to get 1-2 LLCs.He did a search on my name and within 30 seconds knew about all the properties I owned in that area.

My tenants think I take better care of them than their previous local property managers did.Here is how I went about it. 1) Zoom in on a zip code or two and study it - learn to work the numbers until you're confident.2) Visit the market and walk as many properties as you can so that you know what you will be buying, and understand the neighborhoods.

If it doesn't pass by April 15th looks like I will be walking away from this deal we shall see.

We love to buy the properties that others walk away from.

I went and did a walk through and am ready to put in an offer I just cant figure out the financing. 

Would it just be a double close to pay off the seller financing and I walk away with the appreciation and cash flow earned while under my control?

They didn't end up getting the property after the research because the cost wasn't worth it at the time.Call the code enforcement guy when he's in the office or actually walk into his office when you know he's there.

IE its a very bad idea to attempt rent by the room with close neighbors, or in a nicer HOA neighborhood where tenants are seen walking streets to the bus/mass transit.
