I would like to hear what they have to say, as I personally would not dare to venture into a rehab project with less than $125 per square foot for whatever venture I chose.I do feel strongly about the fact that entering into a market (such as downtown rehab projects) gives a realistic local investor a competitive advantage if they enter early.

Second, for some it is a very scary venture, especially if you are starting out at the max (for my first deal i am making sure that if we get screwed over by my partner and step daughter i can do this alone) so maybe this guy is getting in up to his ears in it..Third, the best advice i got was from a guy in the cleveland ohio area .. and just do it!!

In the height of the rush, I think it was a very viable profit venture, but with the market how it is right now and with things only looking like they are going to get worse, I would personally steer clear of speculative investing based on appreciation or new construction.

I don't want to buy when everyone else is, so I am turning my attention to different ventures, I will still look, but will have the freedom to stick to certain parameters without worrying.I can't justify owning over renting down here, which my wife isn't exactly thrilled about, the numbers for OO (owner occupied) or NOO (non owner occupied) just don't make sense.Andrew
