I keep my eyes out for deals in Midland but haven't pulled the trigger between cost of entry and attempting to keep some diversification since my W-2 job is oil/gas related which closely matches housing market in Midland. 

I was wondering I other investors would switch to natural gas immediately or would they hang on to oil for another winter?

I make them provide a copy of a valid drivers license or ID, I get copies of paystubs, then I confirm those same figures with the employer reference.

You do not have an expense for management (I assume you are self managing)  Also you do not have electric, water, or gas bills factored in. 

So not only is the rent increase valid but they also didn't give me any notice that they would be leaving. 

In other words, I am afraid their security deposit covers all my effort and labor as well as the amount of gas I burnt to reach myself to the house every day to revert everything back to the situation they entered the house three years ago.
