I wish you much success.First reaction to your post is to urge you to keep enough in the bank for a rainy day. 

I have seen brand new habitat homes built in the hood that given the age would be A's but given the neighborhood are C or D..conversely we see 100 year old homes in need of repairs in gentrifying areas that are A all the way.. its a combination.Account Closed  well said.. although I am glad to say as a C student I think I ended up on the shinny side of the penny.

She has no savings and no investments (yes, I know, we are working on fixing that) but fortunately she has no student loan debt or anything besides her car and credit card payments mentioned above.Now, I'm aware of some on the low and no down payment options for her (FHA, USDA, I'm almost positive she can't get a VA loan but I'll double check), but the sticking point would be the monthly payments.

The areas where students live have been picked thin by investors for years.

I’m currently a student at Kennesaw State University I’m only 22 years old right now I’m hoping to become a real estate agent so that I can one day become a broker my question is what are the major differences between having a real estate license and simply investing in real estate.

I work at a community college assisting students that are new, on academic probation, foster youth, and/ or those who simply need resources and guidance.

The folks who rent to students may have some good advice, but your factory workers probably don't have parents who are collectible co-signers.

I'm getting more serious about real estate investing- I was a full time architecture graduate student and that took up 100% of my time. 

What I will love to do is some fix & flips instead of that to start securing those large funds for my REI, unfortunately I'm a poor college student haha.
